Objective
Yield River is a private real estate fund that seeks to provide a monthly stream of income to investors in a way that is uncorrelated to equity, bond, and broader real estate markets.
Strategy
We buy, rehab, and rent affordable residential properties that produce government-back yields that are typically fortified above market rental rates via the Housing Choice Voucher Program (HCVP).
Lower Default Risk
The full or majority of rents for each of our units are typically guaranteed by the US government each month, greatly mitigating default risk. Tenants are pre-selected by public housing authorities (PHAs), then screened by the us. Tenants often wait years to qualify for the HCV program, and are incentivized to follow the rules and care for the property.
Lower Market Risk
Our properties are often purchased for less than $90,000 in stable, "linear" markets that are less sensitive to broader real estate market swings. Unlike many large multifamily funds, your capital is not tied up in one building or property. We diversify your capital across single family homes in different markets. And we avoid the volatile, "cyclical" markets that rely heavily on appreciation (e.g. luck).
Lower Operational Risk
Unlike many private real estate funds, our strategy does not rely on intensive renovations with heavy operational risks. We apply light value adds, and aim to have our properties cash flowing quickly.
Compelling Yields
Government agencies determine the value of vouchers largely based on the property's zip code and bedroom count. This creates opportunities to produce yields that are more compelling than typically found in the free market.
Uncorrelated Performance
Low-priced properties in stable markets, combined with government-guaranteed rents, produces predictable income & appreciation with a different risk profile to that of equities, bonds, commodities, and even broader real estate markets. This means a reliable source of yield in your portfolio that is resistant to both inflation & recession.
Tax Efficient Growth
A plethora of tools are applied to make our fund refreshingly tax efficient, from cost segregation studies that accelerate depreciation, to 1031 exchanges when properties change hands, to pass-through mortgage interest deductions.
